The final release of the closest, fully-serviced acreage homesites to the beach on the Gold Coast is expected to sell out within weeks following the launch of the final stage at the Scenic Ridge development at Bilambil Heights.

With nearly 40 sales worth more than $14 million already secured, developer Sherpa Property Group has this week unveiled the final release of homesites at the project ahead of registration and settlement later this year.

Sherpa Property Group Managing Director Christie Leet said the final premium acreage homesites would be sold over coming weeks.

“We have saved the best to last with three incredible acreage sites with rare flat building pads and all the conveniences of suburban living,” he said. “At just over 10 minute’s drive to Coolangatta Beach, they are the closest elevated acreage sites to the beach on the whole Gold Coast.”

Title registration and settlement at Bilambil Heights is scheduled for September this year so buyers will be able to commence construction on their new home almost immediately.

Scenic Ridge is located at 128 McAllisters Road, Bilambil Heights, approximately six minutes’ drive from Tweed Heads and a 12-minute drive from Coolangatta Beach.

The project comprises 44 individually titled homesites including 35 residential land lots and 9 acreage (Retreat) lots. Most sites enjoy ocean views (never to be built out) across lush green valleys.

Of the 35 residential lots in stage one there is just two left. Lot 41 is a massive 2,939 sqm site with both ocean and valley views and priced at $455,000 while Lot 12, which includes some of the best ocean views of the entire project is priced at $330,000. The majority of sales in stage one have been in the $320,000 to $360,000 range.

Of the nine acreage lots, there are just three remaining with all fully serviced with NBN, underground power, and local council water and sewerage connections. The available lots are:

  • Lot 2 Harmony – $499,000. Just over 4,000sqm of mostly cleared land with beautiful valley views.
  • Lot 6 Freedom – $699,000. Incredible 5-hectare site offering ocean views and private subtropical forest to create walking and biking tracks.
  • Lot 45 Sanctuary – $550,000. A massive 9,444sqm site with no neighbours either side surrounded by lush green forest and views to the ocean.

Mr Leet said Scenic Ridge was designed to maximise the tranquil environment and provide buyers with a relaxed country lifestyle, while still being within easy reach of the beach.

“The property is truly spectacular, boasting an elevated northerly aspect with picturesque views across Tweed and Coolangatta, which will give residents a real sense of peace and quiet,” Mr Leet said.

“Bilambil Heights is so unique, offering a green lifestyle and stunning views, all just a 10-minute drive from some of the Gold Coast’s most famous beaches, and 15 minutes from the international airport.

“Predictions of substantial population growth following the upgrades to the Pacific Highway, and billions of dollars in infrastructure works being spent in NSW mean this area is only going to become more attractive to new residents.”

There will be no further stages of the project due to the surrounding terrain of stunning deep valleys and environmental constraints. This means the small community feel of Scenic Ridge will stay just that.

Sherpa recently took the wraps of its $30 million Freedom Beach Homes Rainbow Bay project that includes 16 beautifully appointed, free-standing, individually titled designer homes just over 100m from the beach. Prices start from $1.4 million.

Sherpa acquired the 3,947 sqm site at 199 Boundary Street, Coolangatta, earlier this year and has already received development approval for the subdivision of the site and construction of the 16 homes.

The homes were designed by renowned architects Herwig Hartl Architects and will be built by Broadbeach-based builders Jason Doerr and Tim Douglas of Valcon Homes.

The launch of the Rainbow Bay project came just two weeks after Sherpa sold its entire Cabarita project in just one day. The $11 million Freedom Caba project included 17 approved residential lots just 700m from the famed Cabarita Beach.

Sherpa is also currently developing The Golden Four. The beach homes project at Bilinga has just one of its four luxury homes still available.
