Case Study

Ken didn’t want to move an inch.

 

He loved his beachfront location and made the most of the view from his verandah every day. His beach residence, “Willma” had been a beachfront feature of the neighbourhood for about 70 years and was one of the last old farm houses left on Bilinga.

As it turns out, Ken is moving a little more than an inch – about a foot, actually. His new beach-watching position in his luxury full-floor residence will be about 30cm higher than his old verandah.

Being the owner of the original property proved a big advantage for Ken because he secured the residence of his choice before the project ever hit the market. Subsequently, the project has experienced significant demand and sold out before being released to the market.

Ken’s grandparents, William and Mary (whose names were combined to give the home her “Willma” name), moved the old farm house from the Helidon/Laidley area in about the 1940s. “In those days, it was all sand dunes and people built their homes away from the beach so they were less exposed to the weather,” Ken said.

Having become so accustomed to the captivating view from his highset verandah, Ken is buying a residence at the same height in the new development to be built on his block.

“I’ll be sitting in exactly the same spot, maybe just 30cm higher, enjoying the same view,” he said.

“Lots of people had wanted to buy the block in the past but most of them wanted to knock it down to build their own home or else they wanted to build a big block of units. This was different.”

Day 1

 

Ken met with Sherpa Property Group to discuss his property and our development concept.

 

Day 7

 

Ken entered into a contract with Sherpa Property Group to purchase his property, conditional upon Ken having the option to purchase any residence in the development.

 

Day 90

 

Sherpa reveals the plans to Ken of all residences & prices. Ken chooses to purchase back into the development at level 1. A contract is signed.

Day 120

 

The sale settles. Ken recieves the sale proceeds, minus a 10% deposit. Ken rents for 12 months elsewhere.

 

Day 130

 

“Willma” 202 Pacific Parade is demolished and construction commences.

 

Day 170

 

Level 1 slab - Ken’s new residence - is poured.
The views and exceptional value are apparent. 

Christmas 2021

 

Ken moves back to 202 Pacific Parade, enjoying his new perspective on beachfront living. Having 90% of the sale proceeds at his disposal for 12 months and having achieved a dream few do - a new luxury residence at the same address.
